So what is it actually like?

The other side of I-4

Lakeland, Winter Haven, Bok Tower and Legoland, out where the citrus used to be. The cheapest district on this map by a wide margin and an hour from downtown Orlando on a good day. Lakeland has a real downtown and a swan-covered lake; what it does not have is Orlando's job market on its doorstep.

What does it look like on film?

No film from the last three years names Polk County. Ken has filmed further back, but this room only shows the last three years — so the honest answer here is nothing rather than something old.

Why do people look here?

Greater affordability with the same Central Florida sun — newer-build neighborhoods within reach of the parks, without the resort-corridor price tag.

Davenport

Closer to Disney than most of Orlando, and priced like another county.

New construction within thirty minutes of the parks, at numbers Orange County stopped offering years ago.

Stop 2 of 4Winter Haven

Legoland

Built on the bones of Cypress Gardens, Florida's first theme park.

The botanical gardens from 1936 are still there, folded inside the park.

What was here before LEGO?

Cypress Gardens, opened in 1936 — Florida's original theme park, famous for botanical gardens and water-ski shows. LEGOLAND still honors the legacy, Miniland's millions of bricks included.

Bok Tower Gardens

A singing tower on the highest ground in peninsular Florida.

What sings on the hill?

The Singing Tower carillon at Bok Tower Gardens — a serene hilltop retreat in Lake Wales with lush gardens, winding paths and sweeping views.

Lakeland

A real downtown on a real lake, halfway to Tampa.

The largest single-site collection of Frank Lloyd Wright architecture in the world sits on the college campus here.

Why 'Swan City'?

Lakeland's swans vanished by 1954 — so a resident wrote to Queen Elizabeth II, and the crown sent royal swans in 1957. Today's flock descends from that gift.

The distance is the whole story. You are between two metros and commuting comfortably to neither, and everything else follows from that.

  • DavenportHalf your street may be short-term rentals. Ask before you assume neighbours.
  • LegolandWinter Haven is an hour from Orlando. This is not a day trip you make often.

And what’s coming?

Nothing on our build ledger in Polk County right now. When a project lands, it arrives with its source.

Can I talk to anyone here?

That was the drive. Polk County has a room, and it stays open after the tour ends — what’s on, what changed, what somebody is annoyed about this week.
