The parks corridor

Universal, SeaWorld, Disney's doorstep and Restaurant Row. This is where Orlando does what the world thinks Orlando does, and living here means being ten minutes from all of it and inside the traffic that comes with it. Dr. Phillips is the settled end; Epic Universe has just changed what the northern half is worth.

Dr. Phillips

Named after a citrus baron, and now known for a road full of restaurants.

A mile of Sand Lake Road doing the heavy lifting for the whole city's dining reputation.

Who was Dr. Phillips?

Philip Phillips, the 'Citrus King of Florida' — he revolutionized fruit processing in the early 1900s, then poured the fortune into education, healthcare and the arts.

Universal Orlando

Two parks, then a third, and the neighborhoods rearranged around them.

Epic Universe opened south of here and pulled hiring, traffic and construction with it. This part of the map is not finished moving.

What's the vibe versus Disney?

If Disney is magic and make-believe, Universal is where the thrills take center stage — cinematic rides, immersive lands, and nightlife that keeps going after the parks close.

The city's expensive shopping, wedged between I-4 and the turnpike.

The blocks nearby are older apartments and industrial land — the mall is not the neighborhood.
