  A $60 million City Center is planned for downtown St. Cloud, aiming to start in early 2027

  Atlantic Housing Partners is planning "City Center," a $60 million-plus mixed-use project in downtown St. Cloud: a 542-space parking garage, two four-story buildings with 150 apartments over roughly 17,600 square feet of commercial space between 8th and 10th streets and south of City Hall, and public parking rising from 75 to 250 spaces. The city is contributing $6.25 million in land. The developer asked for master plan approval in July 2026 and targets a first-quarter 2027 construction start, with a 24-month buildout.

  St. Cloud OKs 2,600-home Whaley Platt as school district fights for a bigger school site

  St. Cloud City Council voted 3-2 on Aug. 6 to approve zoning for Metro Development Group's Whaley Platt/Tranquility community — 2,600-plus homes with a Crystal Lagoon in the East Lake Toho district — with only an 8-acre charter school site secured. The school district says that's insufficient and is negotiating with Metro, after a March 26 circuit court ruling went against the district in a related fight over a 20-acre K-8 site in neighboring Bella Tara.

  November ballots are set — a St. Cloud council race was decided by one vote

  After hand recounts, Osceola's Nov. 3 general election ballots are finalized. Alex Rodriguez advanced in St. Cloud Council Seat 5 by a single vote (2,426 to Jim Moore's 2,423) and will face Kirk Zilke; Alyssa Noel won School Board District 3 by 28 votes (3,600 to 3,572). November ballots also carry Kissimmee City Commission Seat 4, two county commission seats, and state and federal races.

  Two more retail centers coming to St. Cloud's 192 and Narcoossee corridors

  Orlando-based Leaders Real Estate paid $3.5 million for 3.16 acres on U.S. 192 across from Walmart, approved for up to 8,000 sq ft of retail with a groundbreaking targeted before year-end 2026; planned tenants include national coffee, pizza and bagel chains, a dentist, and a sit-down restaurant. The firm also has 9.35 acres under contract at Cyrils Drive and Narcoossee Road, with a pre-application filed for a center anchored by a 40,000-sq-ft fitness center plus a fuel station and multi-tenant retail.
