An “unprecedented” 27-home rental plan on Francis Avenue
Interstruct Design + Build’s Francis Park Land Use Plan proposes 27 rental units across 10 unified properties along Francis Avenue and Vine Street — 1.49 acres at roughly 18 units per acre, with 40% of the homes reserved as attainable housing for households earning 120–140% of area median income. The assembly began in 2006 with co-founder Ryan Young’s own loft-style home at 1316 Francis Ave. and grew through the former Masonic Lodge next door. It went before Orange County’s Technical Review Group on August 5, 2026, with rezoning hearings still ahead; a county planner’s verdict: “It’s unprecedented. I don’t think we’ve had a PD in the past where it jumps lots.”

Three infill projects circle Bumby and Curry Ford
National Real Estate, led by Elise Sabatino and Giovanni Fernandez, has three projects around the Curry Ford Road and S. Bumby Avenue intersection: 36 three-story townhomes on 2.1 acres at Raehn and Clark streets (horizontal work from spring 2025, first units expected around the turn of 2026), 38 more townhomes at 1700 S. Bumby Ave. to follow, and the long-planned mixed-use development at Bumby and Curry Ford — 242 apartments over roughly 14,000 square feet of ground-floor retail in two buildings rising to six stories, preserving the existing Hourglass Brewing property, with construction anticipated to start in 2027. Together: 74 townhomes and 242 apartments, in line with the 2019 Curry Ford Vision Plan’s walkable, mixed-use aim.
