Avalon Park Group has pitched Groveland a trade: swap its downtown Carabao Commons project for a 34-acre development on Sampey Road built around an "Academic Village" concept with healthcare facilities and a hotel. The city posted the proposal on August 18. It is a proposal only — no council vote has happened — but it would redraw the long-discussed plan for downtown Groveland.

Camp Lake Commerce Center broke ground March 18 on 163 acres east of Florida's Turnpike and north of Citrus Grove Road in Minneola. The full build is 1.4 million square feet of industrial space across three phases; phase one is two warehouses totaling 377,892 square feet, with the developers quoting 12 to 18 months from start to delivery for each phase.

Richland Communities began construction in early 2026 on Cypress Reserve, 486 acres south of State Road 50 and west of Max Hooks Road: 607 single-family homes and 66 townhomes from Tri Pointe Homes, Risewell Homes and Toll Brothers, with a community pool, pickleball and tennis courts, and a kayak launch planned. Tri Pointe expects its model home to open in the fourth quarter of 2026. The project was originally approved in December 2022.

FDOT's $26.8 million realignment of State Road 50 — the main east-west corridor for South Lake commuters between Clermont and Leesburg-bound routes — starts construction in fall 2026, building a new 2.1-mile four-lane roadway north of downtown Groveland from Villa City Road to Second Avenue. The existing one-way pairs on W. Broad and W. Orange streets convert to city streets, rerouting heavy truck traffic out of downtown. Once work begins, expect nighttime single-lane closures on S.R. 50 and S.R. 19, roughly 7 p.m. to 6:30 a.m.; estimated completion is summer 2028.
