The Amway Arena site, remade as an innovation district
Creative Village is the mixed-use, transit-oriented district built on the former Amway Arena site in downtown Orlando — higher education, mixed-income housing, student housing, offices and creative studios, retail and parks in one master plan. The UCF/Valencia Downtown Campus opened there in August 2019 with more than 8,000 students, faculty and staff, and Phase 1 was completed in August 2022: over $700 million of development including 260 mixed-income apartments, 640 student-housing beds, 701 market-rate apartments, Electronic Arts’ 176,000-sq-ft Orlando studio, 28,000 sq ft of ground-floor commercial space and the 2.3-acre Luminary Green park.

Downtown’s only two cranes are both in Creative Village
Master developer Craig Ustler broke ground in January 2026 on a $60 million mixed-use building on Parcel H, south of Luminary Green Park: seven stories, 122 market-rate apartments, 14,500 sq ft of ground-floor commercial and retail, and two 3,750-sq-ft second-floor offices, financed with a $36 million Synovus Bank loan. The lot was originally envisioned for a skyscraper; Ustler says he right-sized it for today’s market. A second, mixed-income apartment building is slated to deliver before the end of 2026 — and in March he told a ULI panel the two projects were the only cranes up in downtown Orlando.
