The September 2021 report described The Edge as a 34-story, roughly 400-foot skyscraper by Dallas-based Lincoln Property Company — the second phase of the Church Street development whose first phase, the 28-story SunTrust Plaza, was completed in 2020. The July 2023 groundbreaking report counted 32 stories. The two reports disagree on the height; both agree on the program of roughly 230 residences, about 200,000 sq ft of office and ground-floor retail, and on the site: the former Ballroom at Church Street Station, built in 1994, with the block’s historic Church Street buildings kept and incorporated.

The Edge broke ground at 225 S. Garland — beside the railway and the interstate
The mixed-use tower broke ground in July 2023 on the block that held the Ballroom at Church Street Station: more than 230 residences over seven stories of office space totaling 198,000 sq ft, with a 25,000-sq-ft amenity deck, a pool, and a 10-story parking garage. Baker Barrios designed it around an angular footprint shaped partly by a high-voltage underground line and an active railway at the site’s edge; John Moriarty & Associates is the general contractor. The 2023 report said construction could finish in 2026.
