Hilliard Isle broke ground: 2,016 homes across eight phases

Construction began in February 2026 on the first phase of the 900-acre community at Simpson Road in Kissimmee — 245 units of an approved 2,016 homes (422 townhomes and 1,592 single-family), built with Pulte at roughly $300 million of planned investment. The first four phases total about 988 homes and sales are set to open in 2027. A separately owned 67-acre town center is slated for 620 multifamily units and about 200,000 sq ft of commercial space.

A $47.95 million land-bank deal set up Pulte’s Hilliard Isle

Sun Terra Communities, Pulte’s land banker, bought Hilliard Isle’s residential land for $47.95 million on February 5, 2026 from Empresas Fonalledas, the Puerto Rico-based seller, which kept the 67-acre town center for itself. Construction began the same month, with sales expected in early 2027.
