A 1,720-apartment vision for Fashion Square — still only a concept
M&M Realty Partners unveiled a reimagining of Fashion Square Mall in August 2025: 1,720 residential units, 157,800 sq ft of retail, 36,000 sq ft of live-work space, and a town-center plaza with an amphitheater and festival street, with a possible 96,000-sq-ft Life Time fitness club. The concept deviates from the city-approved 2021 framework and has no approval of its own.

Fashion Square’s redevelopment is stuck between its two owners
As of July 2026 the mall’s redevelopment remains stalled: the only city-approved plan is still Bancorp’s 2021 framework — 1,400 residential units, a hotel and 177,000 sq ft of retail — and it sits unexecuted because Bancorp, which controls the buildings through a leasehold, has no deal with the Unicorp-led landowners. Meanwhile the city’s Municipal Planning Board approved a separate 378-unit Kennedy Wilson apartment complex on 6.6 acres next door.

Premiere Cinema closed March 12 — the mall’s last major tenant
The billion-dollar makeover stayed stuck while the mall emptied: Unicorp owns the land, Bancorp owns the buildings through a leasehold, and with no lease-buyout deal between them, the mall’s last major tenant — Premiere Cinema 14 — closed on March 12, 2026.
